Western Campbell County

Living in Evington

Evington is an unincorporated community in western Campbell County, along Route 24 west of U.S. 29 and southwest of Lynchburg. Campbell County counts it as the county's second-oldest settlement: it began as the site of a mill and a tavern where travelers stopped to rest, and later became a railroad station.

Today, Evington is land. Its ZIP code, 24550, covers about 63 square miles of farms, woods and homes on acreage, with 7,772 residents at the 2020 Census. There is no downtown, but there is a volunteer fire department that has served the community since 1981, and the airport, Wards Road and Liberty University are all within about 20 minutes.

That combination is the draw: real acreage and privacy, Campbell County's tax rate, and a short drive to the busiest part of Lynchburg.

Acreage and quiet roads, 20 minutes from Wards Road.

On the National Register

Flat Creek, two centuries of farmland

Just outside Evington, the Flat Creek Rural Historic District covers about 1,200 acres of farmland along Route 24, Dearborn Road and Leesville Road. It records more than 160 years of farming, sawmilling and mining, from the Watts House, built in 1797, to the Saunders Sawmill of 1946. In between are log buildings from the 1820s to the 1840s, including quarters for enslaved workers, and Good Shepherd Church, a Gothic Revival church built in 1871. The district was added to the National Register of Historic Places in 2020.

East of Evington on Route 24, Caryswood, an early Italianate farmhouse built around 1855, joined the National Register in 2010. Both are private property, best seen from the road.

Before you commit

Buying in Evington: what I check

  • Which county

the 24550 ZIP covers parts of Campbell and Bedford counties. Taxes and schools depend on which one.

  • Well and septic

most rural homes use a private well and septic system, and some lots need an alternative septic design. I make sure the inspections and soil work are done before you commit.

  • Acreage

I look at the survey, road frontage, easements and how much of the land is usable.

  • School zone

zoning varies across Evington. I check the zone for the exact address.

  • Flood zones

low-lying land along Flat Creek, the Big Otter River and other creeks can fall in FEMA flood zones, which affects insurance. I check the map for every home.

Selling

Selling in Evington

Rural homes are harder to price than subdivision homes, because no two parcels are alike. The homes that sell best here are priced from real comparable sales of similar land and homes, prepared well and presented beautifully. I list Evington homes for a flat fee instead of a percentage of your price, with the same full service.
