A planned town

Living in Altavista

Altavista was planned. In 1905, brothers John Edward and Henry Lee Lane, contractors on the Virginian Railway, laid out a town where their line met the Southern Railway above the Staunton River. The first settlers arrived in 1907 at a stop called Lane's Siding, which was soon renamed Altavista after the Lane family's farm in Albemarle County. The town was chartered in 1912.

That same year, the Lane family started the company that made Altavista famous: Lane cedar chests. The last Lane cedar chest made in the United States came off the line here in 2001, but the town kept its industrial base, and today it is home to an Abbott plant, a BGF Industries plant and the headquarters of Moore's Electrical and Mechanical.

Altavista is about 3,400 people with more services than its size suggests. The town runs its own water, sewer, police and trash collection, and even a small bus route. Downtown, the blocks along Seventh Street and Broad Street are a National Register historic district, with the library, the YMCA and the 1938 municipal building close by.

A small town that was planned from the start, with the river at the edge of it.

On the river

A town on the Staunton River

Altavista sits on the north bank of the Staunton River, with Hurt across the water in Pittsylvania County. English Park is the town's front door to the river: a concrete boat ramp, picnic areas, ball fields, a playground and miles of walking trails, including a new 1-mile trail with a river overlook that opened in fall 2026.

Paddlers can put in upstream at Dalton's Landing, a free canoe and kayak launch the town opened in 2021 off Route 43, and float about 7 miles down to English Park. Below town, the 19.8-mile run from Altavista to Long Island is, according to Virginia's wildlife agency, the best stretch of the river for smallmouth bass.

Buying in Altavista: what I check

  • In town or out

the town adds its own tax, water, sewer and police. The mailing address will not tell you which side of the line a home is on.

  • Water and sewer

in town, homes are on the town system; out in the county, most use a private well and septic system. I make sure the inspections cover what the home has.

  • Older homes

many homes in town date to the early and middle 1900s. I look closely at roofs, wiring, plumbing and heating. Homes built before 1978 come with a lead-based paint disclosure.

  • Flood zones

low-lying areas along the Staunton River and its creeks can fall in FEMA flood zones, which affects insurance. I check the map for every home.

  • Rail lines

Altavista grew up where two railroads met, and rail lines still run through town. I note how close a home sits to the tracks.

Selling

Selling in Altavista

The homes that sell best here are priced from real comparable sales in Altavista, not across the county, prepared well and presented beautifully. I list Altavista homes for a flat fee instead of a percentage of your price, with the same full service. For homes under $250,000, Egan Kemp, REALTOR® with LPT Realty, Inc., offers full service at a lower fee. My minimum fee can be more than a typical commission in that range, but you can still hire me.
