How My Reasonable Buyer's Agent Fee Will Help You Succeed

Beyond the skill of an experienced and creative agent guiding the way, a buyer’s agent fee is an important aspect of the home buying process and will impact your purchase.

As Lynchburg’s Flat Fee Realtor, I’ve saved sellers over $225,000 in the last 3 years. Now, I’m bringing that same savings model to the buyer side with a flat $3000 + 1% buyer agency fee—which is often much lower than the 2.5-3% most agents charge.

Potential Credit at Closing
In some cases, a seller may be willing to pay a buyer's agent more than my fee. This would mean I am able to credit my buyers the difference between what the seller is willing to pay and my fee at closing. The amount I have credited back to buyers grows every month!
More Competitive Offer
Buyer's agent compensation is now a term of the purchase agreement when agents and buyers submit offers on properties. Sellers will be consider the amount of compensation asked for among other terms of the agreement, meaning that the amount asked for could impact the seller's decision to accept your offer.

Especially in a multiple offer situation, a lower buyer's agent fee will make your offer more attractive to sellers, increasing the chances your offer is accepted.
More Affordable Fee
In the rare case that we cannot negotiate that the seller cover my fee as your buyer's agent, it's important that the fee you do pay is reasonable for the work provided, and something that doesn't break the bank.

My fee is meant to be reasonable for the work and expertise provided throughout the transaction. A fee I can feel good about charging, and an amount my buyers can be comfortable paying if necessary.
